New Home Plumbing Inspection Check List

Before buying a new home, make sure that you aren’t buying a lemon with a thorough home inspection of your plumbing. Follow the checklist below to ensure your plumbing is in top shape before you sign.

Check Toilet Flush Pressure

When inspecting a potential new home, flush the toilets. This may seem odd, but flushing the toilet will reveal a number of things about the plumbing in your new home. For example, low toilet flush pressure can be a sign that your new home could have low water pressure. Also, watch that the toilet stops running. A running toilet could be a sign that your home needs plumbing work. It could also predict high water bills in the future.

Check Sink and Shower Water Pressure

While you’re checking the bathrooms, make sure you turn on the sinks and showers. Check for:

  • low water pressure
  • odd colored water
  • odd smell to the water

Low water pressure could be a sign of underlying problems with your plumbing. While an odd color or smell to your water could be a sign of hard water problems.

Inspect the Water Softener

Ask your realtor if the home has a water softener. If hard water is a problem in the home, it should have a water softener. There are many advantages to a having a water softener in the home, but an old or failing unit can spell trouble. Ask about the age of the water softener and the maintenance history of the unit.

Inspect the Water Heater

Get a plumbing inspection before you invest

While asking about the water softener, remember to ask the realtor about the water heater. Check if the water heater is tankless or not. Tankless units are more environmentally friendly as well as offering a host of other benefits.

You should also ask about the age, size, and maintenance history of the home’s water heater. A unit that is too small or too large may cause problems in the future. Likewise, an older unit will need to be replaced soon meaning another expensive cost shortly after purchasing a new home.

Check for Water Damage

During your initial walk-through of your potential new home, be sure to watch for signs of water damage. Many potential homeowners forget or neglect to check the crawl space and basement for water damage. Water damage in these areas can be symptoms of bigger problems with the home’s plumbing.
